Foundation Crack Repairs

Horizontal cracks in the foundation may be a sign of the wall being compromised and bowing inward from too much or over-compacted fill at the exterior.
When repairing foundation walls in Kingston it is important to be aware of our climate and the freeze-thaw cycles during winter months. This can cause existing foundation cracks to become larger as freezing water can have a tremendous force.
There is only one proper way to repair foundation cracks in our climate. That is excavate to the base of the footing at the exterior and fill in the crack from top to bottom where the foundation wall meets the footing. Only the area of leakage needs to be excavated. After the crack has been repaired and cured, we apply a foundation sealant and install an air gap water barrier membrane to allow for drainage and relieve the hydrostatic pressure. We then use a substantial amount of clean gravel to cover the new section of Big O installed. This is covered with a geotextile and then carefully backfilled making sure no rocks are against the membrane. It is also important to not over-compact the backfilled soil which could cause damage to the foundation.
We clean up everything behind us when completed and provide a Lifetime Transferable Warranty in writing with no fine print.

Exterior foundation repairs require underground locates prior to excavation and support of underground infrastructure when backfilling is crucial to avoid damage in the future from settling soil.
